Epoxy vs polyaspartic vs polyurea for Florida garages
Three chemistries get sold as "garage floor coating" in Vero Beach. They're different products with different Florida trade-offs. Here's the honest version.
The three, in one table
| Factor | Epoxy | Polyaspartic | Polyurea |
|---|---|---|---|
| Chemistry | Two-part thermoset resin | Aliphatic polyurea derivative | True polyurea; fastest-curing, most flexible |
| UV stability | Yellows in direct sun | UV-stable | UV-stable |
| Cure time | Days; humidity extends it | Hours; often same-day drivable | Hours |
| Flexibility | Rigid | Moderate | Highest — best for slabs that move/crack |
| Moisture tolerance during install | Low — humidity blisters are a real risk | Moderate | Moderate-high |
| Typical cost | $3–$7/sq ft pro (national guide); $1,500–$2,800 observed in Vero Beach (Angi reviews, Jul 2025) | Premium over epoxy; no local observed prices found | $4–$7/sq ft pro-installed (aggregator-sourced range) |
| Best for | Shaded, enclosed garages; budget-conscious | Sun-exposed entrances; need the car back fast | Cracked slabs; maximum durability asks |
The hybrid most installers actually sell
Worth knowing: many shops quote an epoxy base coat with a polyaspartic topcoat — epoxy's cost and build thickness under polyaspartic's UV-stable, fast-curing finish. If a quote says "epoxy system" without specifying the topcoat, ask. The yellowing question lives or dies on that topcoat.
Florida-specific ranking
- Sun-exposed garage entrance: polyaspartic or polyurea topcoat — UV stability wins.
- Shade-enclosed garage, budget matters: epoxy — the observed Vero Beach prices are all epoxy, and the track record is long.
- Cracked or moving slab: polyurea — flexibility matters more than chemistry brand names.
- Humid-season installation: faster-curing systems shrink the window your slab can sweat under the film.
Marketing terms to decode
- "Polyaspartic epoxy" — not a thing, chemically. Ask which product is the base and which is the topcoat.
- "Commercial grade" — unregulated term. Ask for the actual product name and data sheet.
- "Lifetime warranty" — read the exclusions (yellowing, hot-tire pickup, and moisture are the usual carve-outs). See the FAQ on warranties.
